The Carlin Residence Club brings together fractional real estate ownership and five-star hospitality in a new approach to holiday home ownership. As the first of its kind in New Zealand, the challenge was to make the model feel simple, desirable and distinctly different from timeshare or a traditional second home. With the property itself being progressively refurbished, we also couldn’t rely on architecture alone to tell the story. Instead, we shifted the focus from what people were buying to why they wanted to be there in the first place.

The positioning, created a platform that could extend beyond a single property, while the identity itself was deliberately understated. A refined wordmark and monogram are paired with deep Pinot tones, warm neutrals and tactile applications inspired by the richness of Central Otago, creating a quiet confidence that feels more like premium hospitality than traditional property marketing.

Photography became central to bringing the idea to life. Working with photographer Josh Griggs, we set out to capture the feeling of Queenstown rather than simply document it. Soft focus, warm light and intimate compositions focus on long evenings, alpine landscapes, food, wine, flora and the small rituals of being there, creating imagery that feels remembered rather than recorded.

Across digital, print and sales communications, the brand consistently returns to the same idea. The building provides the setting, but Queenstown is the product. Rather than selling six weeks in an apartment, The Carlin Residence Club offers six weeks of a place people want to return to, every year.
